We get to talk about Wonderful Sunny St George UT! We both love this place and it's easy to talk about why. St George Utah is located in the southwest corner of the State of Utah and shares a border with Arizona and Nevada. About 121 miles from Las Vegas with a simluar climate to Southern Nevada and Arizona. Most people think of snow when they think about Utah but that is not the case in this beautiful corner of the state. We rarely get snow in the winter and because of this, we are a great place for snowbirds and retirees. We are about 35 minutes from one of the best national park, Zion National Park. Another 2 hours and you can hit the north rim of the Grand Canyon or Lake Powell. St George has it all when it comes to outdoor activities. St George hosts the World Senior Games, a Yearly Marathon, and the Iron Man World Championships! Other outdoor activities include many biking trails and sand and trail riding for ATVs. And you can't think about St George without thinking about the well-known golf courses including Sand Hollow Resort, The Ledges, and Copper Rock to name just a few. Today we talk about the Top 5 mistakes that sellers make. The first mistake is that they are not calling us! LOL #1- Price your Home correctly. Seems like an easy thing but we talk about how this really works. The market has changed #2- Copying your neighbor's sale. Your house can be worth more or less. We dive into this mistake #3- Hiring the cheaper agent. There are often lower commissions for both sides and the buyer's agents may not show your home. Make sure you know what the commission is for both sides. If they are overly pushy to get you to sign that should be a red flag. Take the time to review. Also, use the Utah State forms whenever possible #4- Do your research on the agent that you are hiring. Be sure to review the contract and even ask for the night to review it before signing. Hire a professional full-time agent. Hire the person and check them out. Make sure they are licensed. #5- Posting your home for sale by owner on Facebook or other social sites.
